Short Term Holiday Rental

Have you considered short-term holiday rental for your investment property?

In the meantime here are some points to consider when setting up a STHR:

  • You need to create that home away from home but with the luxury of a hotel. Every element needs to be considered from bed linen, cutlery, crockery, pots, pans to laundry powder.

  • Don’t make it a dumping ground of your old furniture – this can come off as shabby and cheap with dated furniture.

  • No personal items to be on display (have a designated locked cupboard for any personal items locked).

  • Guests will expect a fully working kitchen (even if they don’t use), large fridge, dishwasher, large flat screen TV, subscription TV and wi-fi is a definite!

  • Sofa bed in living room to create additional/ flexible sleeping options. If you can fit a king bed in the master bedroom do it.

  • A good, trust-worthy cleaner – this is paramount and can really hinder the success of the business.

  • Stay on top of repairs if and when they happen.

  • Self-check in and instant book opens up more doors but gives you less opportunity to communicate with potential guest.

  • Lawn and garden maintenance.

  • Good quality photos of the property – a picture speaks a million words!

  • Communication with guests – information booklet is a must – this should include information on how to turn the hot water on, where to find the mains, where candles are in case power goes out, how to turn the fire on, how the pool works (if you have), wi-fi password etc etc.

  • It is essential that you are approachable, available, and your communication is clear, concise and most importantly… friendly - your guests are on holiday! If you can make it seamless for them you can expect a great review!
